When the weather warms and planting starts, it's also a great time for both buyers and sellers in the real estate market. We typically see a jump in listings and inventory, which means buyers have a prime selection, and experts expect the strong sellers' market from last year to continue this year, too.

If you're thinking about selling your home, farm, or recreational property, now's the time to check off those little projects so many owners take care of before listing. We turned to our friends at Posson Realty LLC for their advice on preparing your property for sale, and here's their top advice:

1) Clean things up. Outside, that might mean clearing brush, putting down fresh mulch, and disposing of unused items that have been languishing in storage. Inside, you'll want to pack up personal items and things you don't use often to give the space an open, decluttered feel. Expect buyers to open cupboards and peak into small spaces guests just wouldn't go.

2) Stage the house. This should help buyers see how the spaces might work for their families and show off its best attributes. If you need staging help, don't hesitate to ask your real estate agent for advice or a reference for a professional.

3) If you paint, choose neutral colors. Fresh paint gives a new, clean look, but you'll want to make sure you choose colors with broad appeal. Think whites, light greys, light browns, etc.
